Administered and built for the Community Corporation of Santa Monica (CCSM), this project is a three-story complex of 44 low-income apartments and ground-floor retail center, and two levels of subterranean parking. Three separate buildings with open courtyards are linked together by outdoor walkways and bridges. The apartments include 1, 2, 3, and 4 bedroom units, which are not stacked. Incorporating a multi-level grade to relate to the contour of the site, the pedestrian-oriented project is designed to be open to the public, with no gates and two blocks away from the beach.
Two infiltration basin systems were installed in the basement to meet City requirements for urban runoff reduction. One of the challenges during construction was limited access as the basement walls were right on the property line and adjacent old properties had no setbacks.
